House Hunters Recap

In true House Hunters’ fashion we are going to do a recap our three houses. I won’t give you specific prices for the homes, but I will let you know the price difference between them for comparison sake. Sound fair?

House #1: The Victorian Fixer Upper in Downtown Weatherford

The oldest home on the list and also the cheapest by $172,000 from the most expensive house. (I just realized that and choked. Wow.) The home is walking distance to downtown attractions. The layout is strange and doesn’t offer a ton of potential to rework the floor plan. Although it is very style specific, the home is in decent but extremely outdated condition.

[Nick Edit: my best guess is that someone bought this house to be a bed & breakfast. It looks like they started the renovations, but stopped about 30% of the way in. It looks very “bed & breakfast-y” doesn’t it?]

House #2: The Massive Colonial in Downtown Weatherford

This house is a whopping 4,006 square feet, immaculately kept, and updated. However the updates are not our style. The kitchen(s) set up is awkwardly small with almost no feasible (reasonably priced) way to expand it due to the exterior wall separating it from the rest of the house. It has incredible natural light and lots of space.

It is the most expensive house on the list by basically an entire mortgage. How am I just now noticing that?

 

House #3: A Historic Home in our Dream Neighborhood in Fort Worth

This home is in the exact location that we want. It is $36,000 less than house #2, but $27 more per square foot when you compare their price per square foot. (This is directly based on location.) It has serious foundation issues and almost zero natural light. The kitchen layout is awful, but it does have a basement. It’s also on an amazingly historical street.

So what do you think now that you’re looking at the options altogether? Which would you choose? What do you think we did? I promise to tell you tomorrow if you give me your opinions today.

    Gosh, this is compelling! Based on your previous posts, I don’t think there’s a clear winner out of ANY of the three. I suspect you might keep looking? That said, location, location, location. It’s easy to overlook house issues when you’re in an awesome area. So I’m leaning toward #3 — though the foundation issues are a little daunting.

      Yes my goal of making this as vague as the real house hunters worked! I should submit my resume to HGTV stat! I cannot express how awesome the location of #3 is, but you’re right the foundation is so daunting.

    This is a really neat idea Amber! I love old houses and liked a bit of each of them but think that #2 is my favorite! I LOVED all of the windows. I also really liked the grand entryway although I agree that all the wood is a bit much. Those kitchens!?!? That would take some work making them suitable but then again that’s half the fun! Can’t wait to see which one you chose. Good luck!

      Thanks Kelsie! #2 definitely has a lot going for it even with all the work that would need to be done. It’s just so much work to make it what we would want especially with it being the most expensive on the list. Honestly there isn’t an easy decision here.

  4. I brought my popcorn. Just fyi… I can’t wait to hear what you did. Reading what Katie wrote, I agree with her word for word. Location, foundation, ……….. justification? So i am carefully dropping my hanky in front of number three…. (biting my nails)… What now? wait until tomorrow? It’s gonna be a long long day…

      Haha I love you Katja! There really are equal positive and negatives to each home which is why it’s such a nail biter. Do you think I could send this content over to HGTV and actually get on the show? :)

    Oh wow! All are lovely! You do not want to deal with foundation issues. I love a project so the fixer would be my choice. It’s livable. DO IT! :)

      I would say your fixer upper is way more livable than house #1. Plus your floor plan seems more functional than that house. Can I just buy yours? :)

    This is way better than any real episode of house hunters! The suspense is killing me.

  7. My gut is saying house #2 but realistically I think you picked #3 just based on it being in your prime location. I suck at guessing on these shows so I’m just going to say #1 since it’s always the one I don’t pick that the couple picks haha

  8. I know how this works….I read all about it on some behind the scenes House Hunters expose! The one they pick is always the one without furniture, because really it’s already under contract and the old owner’s have moved out when they film the episode! Wait….I guess that trick only works for the real (fake!) house hunters. Hmm…..I’m going to guess #3 based on location and with the assumption that you checked into foundation issues and they are fixable. They are all so pretty!

    I want to guess which house but I’m not going to, except that I’m throwing out house 1 for obvious reasons.
